Registration of contractors for future construction projects of gift real estate s.c.

1.  Background & Introduction

Gift Real Estate S.C. is one of the leading real estate developers in Ethiopia, having successfully managed and executed numerous high-rise apartment blocks and mixed-use residential developments across various strategic locations in Addis Ababa.

To ensure the seamless and efficient execution of our upcoming construction developments, Gift Real Estate S.C. wishes to establish an updated, structured Contractor Database Pool.

2.  Purpose of this EOI

We invite qualified, experienced, and dynamic General Contractors (GC), Building Contractors (BC), and Specialized Trade Sub-Contractors to submit their company profiles and operational credentials.

By registering in our database pool, pre-qualified contractors who meet the company's technical and financial requirements will be shortlisted and directly invited to participate in upcoming bidding/tendering opportunities as new construction projects and packages open up.

3.  General Requirements & Eligibility

Interested contractors should provide details regarding:

• Valid Trade License & Construction Registration Grade (GC / BC / Specialized Work).
• Technical capability and history in high-rise structure construction.
• Operational equipment availability (heavy machinery, tower cranes, gondolas, formwork systems, etc.).
• Agreement to commercial and cash-flow terms, including deferred payment arrangements for certified IPCs.
• Submission of essential qualification documents (License Certificates, Company Profile, and Key Personnel details).

In the following position Senior Architect, Architect, Senior Contract Engineer, Junior Contract Engineer, Electrical Engineer, Sanitary Engineer, Senior Bid Organizer, Human Resources Officer Resident Engineer & Resident Engineer.

Position Title: Resident Engineer

Experience Required: Minimum 8 (Eight) years in a Consulting Role

Key Responsibilities:

• Review drawings for constructability, site compatibility, and compliance with specifications and contracts
• Recommend design and contract modifications to suit site and local conditions
• Maintain up-to-date drawings and contract document records
• Check, certify, and submit surveying data for approval
• Maintain daily site records and photographic progress documentation
• Prepare and submit monthly and weekly progress reports
• Coordinate site visits by design and contract department staff
• Issue Field Instructions and Change Notices in coordination with head office
• Review and certify contractor work programs and proposed key personnel
• Monitor construction sequence, progress, and schedule compliance
• Review, certify, and document contractor payment applications
• Verify and include approved materials on site in progress payments where applicable
• Maintain auditable financial and payment records
• Manage and archive all project correspondence and records systematically
• Handle routine site correspondence and escalate critical issues for engineer approval
• Reject non-conforming work and materials and enforce corrective actions
• Monitor contractor compliance with health and safety requirements
• Maintain daily communication with head office staff
• Supervise and evaluate site supervisors’ performance
• Conduct and lead regular progress meetings
• Follow up on material approvals and quality test submittals
• Advise contractors on improvements in methods, safety, quality, and progress
• Identify project risks and opportunities and implement mitigation measures
• Approve work permits and inspection certificates with proper documentation
• Evaluate time and financial claims and forward for engineer approval
• Manage contract changes and ensure proper filing and notification
• Address public body issues and coordinate resolutions with the engineer
• Monitor validity and renewal of contract securities
• Review shop drawings and work methodologies

Job Purpose

The Senior Finishing Foreman is responsible for supervising and coordinating all building finishing activities on-site to ensure that work is completed according to approved drawings, technical specifications, quality standards, project schedules, and health and safety requirements

Duties and Responsibilities

• Supervise all finishing works, including plastering, screeding, tiling, painting, gypsum ceilings, partitions, doors, windows, joinery, and other architectural finishes.
• Read and interpret architectural drawings, shop drawings, and technical specifications.
• Organize daily work activities and allocate workers, subcontractors, materials, tools, and equipment.
• Monitor site progress and ensure finishing activities are completed within the approved project schedule.
• Inspect workmanship to ensure proper alignment, levels, dimensions, surface quality, and finishing details.
• Coordinate with civil, electrical, mechanical, plumbing, and other teams to avoid work clashes and delays.
• Ensure all finishing works comply with approved drawings, project specifications, and quality requirements.
• Coordinate with the Quality Control (QC) team and consultants for inspections and approvals.
• Identify defective work and ensure corrective actions are completed promptly.
• Monitor material consumption, prevent wastage, and protect completed works from damage.
• Prepare daily progress reports and report site issues, labor requirements, and material shortages to the Site Manager.
• Ensure workers and subcontractors comply with health, safety, and housekeeping requirements.
